Self-Catering Terms and Conditions
Applicable to all self-catering homes within the St Osyth Priory Estate
1. General Terms
1.1. These terms and conditions govern the rental of properties on the St Osyth Priory Estate for holiday accommodation purposes only.
1.2. The agreement is between the property owner/manager (“we,” “us,” or “our”) and the lead guest named in the booking confirmation (“you” or “your”).
2. Booking and Payment
2.1. A non-refundable 20% deposit is required to confirm your booking.
2.2. The balance of the payment is due 7 days before the arrival date.
2.3. Bookings made within 7 days of arrival must be paid in full at the time of booking.
3. Cancellation Policy
3.1. Cancellations must be notified in writing via email
3.2. If you cancel:
- More than 7 days before arrival: deposit non-refundable, balance refunded
- Less than 7 days before arrival: no refund
3.3. We strongly recommend that you purchase travel insurance to cover any unforeseen cancellations.
3.4. In the event that we must cancel your booking, all payments made will be refunded.
4. Check-In and Check-Out
4.1. Check-in time is from 3pm on on the arrival date.
4.2. Check-out time is by 10am on the departure date.
4.3. Late check-out or early check-in is subject to availability and may incur additional charges.
5. Use of the Property
5.1. The property is for the exclusive use of guests named in the booking confirmation.
5.3. Parties, events, or gatherings beyond the permitted occupancy are not allowed without prior written consent.
5.4. Smoking and drug use are strictly prohibited inside the Property.
6.
DAMAGES
6.1. You are responsible for any damage, breakage, or loss caused during your stay, whether by you or your guests.
6.2. Any damages to the property or any excessive cleaning will incur a cost. This will be communicated to you and taken from your saved card.
7. House Rules
7.1. Guests must:
- Respect the neighbours and local community, keeping noise levels reasonable, especially during quiet hours 11:00pm and 7am.
- Dispose of rubbish responsibly.
- Leave the Property in a clean and tidy condition upon departure.
7.2. Pets are allowed only with prior written consent and may be subject to an additional fee.
8. hot tub terms and conditions
8.1. Where a hot tub is provided at your accommodation, its use is subject to these terms and conditions. By using the hot tub, you confirm that you have read and understood these rules and agree to comply with them.
8.2. The hot tub is provided for the enjoyment of registered guests staying at the accommodation only. Guests are responsible for ensuring that all members of their party use the hot tub safely and in accordance with these terms.
8.3. Maximum of 4 guests in the hot tub at one time.
8.4. The minimum age for using the hot tub is 18.
8.5. Guests must not use the hot tub if they are unwell, have an open wound, or have a condition that may be affected by hot water. Guests who are pregnant or have any concerns about using a hot tub should seek appropriate medical advice before use.
8.6. Alcohol and hot tubs do not mix safely. Guests should avoid excessive alcohol consumption before or during hot tub use. The hot tub must not be used by anyone who is intoxicated.
8.7. The hot tub temperature and water quality are regularly checked. Guests must follow the instructions provided at the property regarding temperature and water care and must not alter the hot tub settings or add any chemicals, oils, bubble bath or other substances to the water.
8.8.If the hot tub displays an unsafe reading, appears to be malfunctioning, or the water appears unsuitable for use, guests must not enter the hot tub and should contact St Osyth Priory immediately. The hot tub may be closed temporarily while safety or water-quality checks are carried out.
8.9. Guests must follow all safety instructions and signage displayed at the hot tub, including guidance relating to safe behaviour, emergency procedures and permitted use.
8.10. Running, jumping, diving, pushing or other unsafe behaviour around or in the hot tub is strictly prohibited. Guests should enter and exit the hot tub carefully, using the steps and handrails provided.
8.11. The hot tub cover must be replaced securely when the hot tub is not in use. Guests must not sit, stand or place objects on the hot tub cover.
8.12. The hot tub must not be used during thunderstorms or other severe weather conditions where doing so may present a safety risk.
8.13. Guests must not tamper with, move, disconnect or interfere with the hot tub equipment, controls or safety features.
8.14. Guests are responsible for reporting any damage, faults, accidents or concerns relating to the hot tub to St Osyth Priory as soon as possible.
8.15. St Osyth Priory reserves the right to close the hot tub without notice where it is considered unsafe to use, including where water quality or equipment readings are outside the permitted safe limits.
8.16. Failure to comply with these terms, the safety instructions displayed at the property, or reasonable instructions given by St Osyth Priory may result in the hot tub being withdrawn from use without refund. Guests may also be responsible for any damage caused through misuse or failure to follow these terms.
8.17. The hot tub is used at the guest's own risk. Guests are responsible for taking reasonable care of themselves and other members of their party while using the hot tub.
8.18. In an emergency, guests should follow the emergency instructions displayed at the property and contact 999.
9. Liability
9.1. We are not liable for any injury, loss, or damage to you or your belongings during your stay, except where such loss or damage is caused by our negligence.
9.2. You are advised to arrange appropriate insurance to cover your personal property and any potential disruptions to your stay.
10. Complaints
10.1. Any issues should be reported to us immediately to allow for prompt resolution.
10.2. Complaints raised after your stay will be considered at our discretion.
11. Governing Law
11.1. These terms and conditions are governed by the laws of England and Wales.
11.2. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
