Self-Catering Terms and Conditions
Applicable to all self-catering homes within the St Osyth Priory Estate
1. General Terms
1.1. These terms and conditions govern the rental of properties on the St Osyth Priory Estate for holiday accommodation purposes only.
1.2. The agreement is between the property owner/manager (“we,” “us,” or “our”) and the lead guest named in the booking confirmation (“you” or “your”).
2. Booking and Payment
2.1. A non-refundable 20% deposit is required to confirm your booking.
2.2. The balance of the payment is due 7 days before the arrival date.
2.3. Bookings made within 7 days of arrival must be paid in full at the time of booking.
3. Cancellation Policy
3.1. Cancellations must be notified in writing via email
3.2. If you cancel:
- More than 7 days before arrival: deposit non-refundable, balance refunded
- Less than 7 days before arrival: no refund
3.3. We strongly recommend that you purchase travel insurance to cover any unforeseen cancellations.
3.4. In the event that we must cancel your booking, all payments made will be refunded.
4. Check-In and Check-Out
4.1. Check-in time is from 3pm on on the arrival date.
4.2. Check-out time is by 10am on the departure date.
4.3. Late check-out or early check-in is subject to availability and may incur additional charges.
5. Use of the Property
5.1. The property is for the exclusive use of guests named in the booking confirmation.
5.3. Parties, events, or gatherings beyond the permitted occupancy are not allowed without prior written consent.
5.4. Smoking is strictly prohibited inside the Property.
6. Damages
6.1. You are responsible for any damage, breakage, or loss caused during your stay, whether by you or your guests.
6.2. Any damages to the property or any excessive cleaning will incur a cost. This will be communicated to you and taken from your saved card.
7. House Rules
7.1. Guests must:
- Respect the neighbours and local community, keeping noise levels reasonable, especially during quiet hours 11:00pm and 7am.
- Dispose of rubbish responsibly.
- Leave the Property in a clean and tidy condition upon departure.
7.2. Pets are allowed only with prior written consent and may be subject to an additional fee.
8. Liability
8.1. We are not liable for any injury, loss, or damage to you or your belongings during your stay, except where such loss or damage is caused by our negligence.
8.2. You are advised to arrange appropriate insurance to cover your personal property and any potential disruptions to your stay.
9. Complaints
9.1. Any issues should be reported to us immediately to allow for prompt resolution.
9.2. Complaints raised after your stay will be considered at our discretion.
10. Governing Law
10.1. These terms and conditions are governed by the laws of England and Wales.
10.2. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
